Roof Replacement in Southern New Hampshire

When patching has stopped working, a new roof is the fix. We replace shingle, metal and rubber roofs around Manchester, Nashua and Keene, with a written estimate up front and a clean yard when we leave.

Is It Time for a New Roof?

One of these on its own may just mean a repair. If you're noticing several at once, it's worth having someone take a proper look.

Shingles curling, cracking or missing in more than one area
An asphalt roof that's around 20 years old or older
Daylight showing through the roof boards when you're in the attic
Leaks that return after they've been repaired
A roofline that dips or sags
Gutters full of shingle granules after a rain

What We Can Put on Your Roof

Heavy wet snow, ice at the eaves and nor'easter winds all test a roof in New Hampshire. These are the three materials we install most.

Asphalt Shingles

What most homes around here wear, and the lowest cost up front. Architectural shingles (the thicker, layered kind) typically last 20 to 30 years. We install lines such as Owens Corning Duration and IKO Dynasty.

Standing Seam Metal

Long metal panels joined by raised seams, with the fasteners hidden underneath. Snow slides off, wind has little to grab, and a well-installed metal roof typically lasts 40 years or more. It costs more at the start. We install Englert and Metal Sales panels.

EPDM Rubber (Low-Slope)

Shingles need slope to shed water, so flat and nearly flat roofs get a membrane instead. EPDM is a black rubber sheet that covers porch roofs, dormers, additions and whole apartment or commercial buildings in one watertight layer.

How a Roof Replacement Goes

1

Free Inspection

We look at the whole system: shingles, flashing, ventilation, and as much of the decking (the wood under the roofing) as we can see. You get our findings with photos.

2

Written Estimate

The estimate lays out your material choices, the scope of work and the schedule. We go through it with you line by line, so ask anything.

3

Tear-Off and Installation

The old roof comes off down to the deck. We replace any rotted wood, put down new underlayment (the waterproof layer beneath the roofing) and install your new roof.

4

Cleanup and Walkthrough

We haul off the debris, sweep the yard with a magnet for nails, and walk the finished job with you before we call it done.

What Affects Roof Replacement Cost in New Hampshire

Two houses on the same street can get very different quotes. These are the things that move the number.

  • Roof size, measured in squares (one square is 100 square feet)
  • Material: asphalt shingles cost least, standing-seam metal costs more
  • Pitch and complexity, such as dormers, valleys, chimneys and skylights
  • How many old layers have to be torn off
  • Condition of the decking, since rotted wood has to be replaced
  • Ventilation work, if the attic isn't venting the way it should

Roof Replacement FAQ

How much does a roof replacement cost in New Hampshire?

There isn't one honest number, because the price follows the roof: its size, its pitch, how many layers have to come off, what shape the wood underneath is in, and which material you choose. Asphalt shingles cost the least up front. Standing-seam metal costs more and typically lasts far longer. We measure and inspect your roof for free and give you a written estimate, with no obligation to go ahead.

How long does a roof replacement take?

A typical single-family shingle roof is usually torn off and re-roofed in one to a few days, weather permitting. Steep roofs, lots of dormers, metal roofing and large commercial buildings take longer. You'll get a schedule from us before the job starts.

How do I know if I need a repair or a full replacement?

A problem in one spot, such as a few shingles gone, one leak or a bad piece of flashing, usually calls for a repair. An asphalt roof that's around 20 years old or more with damage spread across it, leaks in several places or a sagging roofline usually calls for replacement. We'll tell you which one we think you have during the free inspection, and show you the photos behind that opinion.

Does homeowner's insurance cover roof replacement?

It can, when the damage comes from a sudden event your policy covers, such as wind, hail or a fallen tree. You'd normally still owe your deductible, and wear from age usually isn't covered. We can document the damage with photos and a written estimate for your adjuster. Your insurer makes the coverage decision.
