Ice Dam Removal & Prevention
A thick ridge of ice at the eaves. A brown stain spreading on the bedroom ceiling. We take the ice off without wrecking your shingles, then help you stop it coming back.
What Is an Ice Dam, and Why Should You Worry?
It starts inside the house. Warm air leaks up into the attic and heats the upper part of the roof just enough to melt the snow sitting on it. The meltwater runs downhill until it reaches the eaves, the overhang past the outside wall, where there is no warm attic underneath. There it freezes. Night after night the ice builds into a ridge. That ridge is the dam.
Now the next round of meltwater has nowhere to drain. It pools behind the ice, and shingles are designed to shed running water, not hold back a puddle. The water backs up underneath them and into the house: wet insulation, stained ceilings, bubbling paint, and mold if it goes on long enough. Often the first you know of it is a drip indoors.
Southern New Hampshire winters are close to ideal for this. A nor'easter leaves heavy snow, a sunny day in the 30s melts some, and the night drops back into the teens. Older capes, colonials and farmhouses with thin attic insulation or finished upper floors tend to get hit hardest.
How We Help
Ice Dam Removal
We melt the ice off with low-pressure steam, which cuts through a dam without chipping, prying or blasting the shingles underneath. If water is already coming in, call and we'll get to you fast.
Prevention
Removal fixes today. Prevention fixes next winter: sealing attic air leaks, improving insulation and ventilation, and adding heat cables where a roof's shape makes ice hard to avoid.
Damage Assessment
Once the ice is gone we check the shingles, the roof deck and the attic insulation for water damage, and photograph what we find so you have it for an insurance claim.
How to Tell You Have an Ice Dam
Ice Dam FAQ
What does ice dam removal cost?
It depends on how much ice there is, how long the roof edge is, and how hard the roof is to reach, so we don't quote a flat figure sight unseen. We'll look at it and tell you the cost before we start. Keep in mind that removal only treats this winter's ice. Fixing the insulation and ventilation is what stops you paying for removal again next year.
Does homeowner's insurance cover ice dam damage?
Many homeowner's policies cover sudden water damage inside the house caused by an ice dam, though removing the ice itself is often not covered. Policies differ, so check yours or call your agent. We photograph and write up the damage we find, and we can meet your adjuster at the house to go over it.
Can I knock the ice off myself?
Please don't. Hammers, hatchets and ice picks crack cold shingles and tear flashing, and a ladder set on icy ground is how people get badly hurt. Rock salt stains the roof and corrodes gutters. From the ground, a roof rake to pull fresh snow off the bottom few feet is the safe thing a homeowner can do. Leave the ice itself to steam.
How do I keep ice dams from coming back?
Go after the heat. Ice dams start when warm air from the house leaks into the attic and warms the roof. Sealing those air leaks, adding attic insulation and making sure the attic is ventilated, so the roof stays cold, are the fixes that last. Heat cables along the eaves can help on trouble spots that are hard to fix any other way.
Water Coming In? Call Us Now.
The sooner the ice comes off, the less water ends up in your ceiling. If it isn't an emergency yet, book an assessment and we'll look at the roof and the attic together.
