Commercial Roofing & Maintenance

Hotels, condos, churches, apartment buildings. We replace and repair commercial roofs around Manchester, Nashua and Keene, and keep them healthy with scheduled maintenance.

A Small Leak Is Cheap. A Surprise Is Not.

On a commercial building, a split seam or a clogged drain rarely stays a roofing problem for long. Water finds the ceiling tiles, then the inventory, the tenant's equipment or a guest room. Now you are dealing with cleanup, lost business and an unhappy occupant on top of the roof repair. Caught early, the same problem is an afternoon's work.

That is what a maintenance plan is for. We inspect on a regular schedule, fix the small things while they are still small, and move you to the front of the line when something does go wrong. You get an agreed annual cost you can plan around, and a roof that is not quietly falling behind.

What a Maintenance Plan Covers

Scheduled Inspections

We walk the whole roof at regular intervals through the year and send you a written report with photos of what we found.

Priority When It Leaks

Maintenance clients are scheduled ahead of our regular queue when an emergency repair comes up.

Small Repairs Handled

Minor fixes such as resealing flashing, touching up sealant and small patches are taken care of as part of the plan.

Gutters & Drains Cleared

Every visit, we clear the gutters, downspouts and roof drains. Standing water is what shortens the life of a flat roof.

Year-End Summary

Once a year you get a record of the work done and a look ahead at what the roof is likely to need, so you can budget for it.

Heads-Up on Problems

If we see something that looks unsafe, or out of step with current building code, we flag it in the report.

Buildings We Work On

The roofing is the straightforward part. The harder part is doing it without disrupting everyone living, working or worshipping underneath. The photos are from our own commercial jobs.

Property Managers

Several buildings, one budget. You need to know what each roof will cost you next year, not just who was cheapest today. We inspect on a schedule and report building by building.

Condo & HOA Associations

Boards need something to show owners. You get a written condition report with photos, plus a scope that can be split into phases and spread across budget years.

Hotels & Hospitality

Guests are sleeping under the roof we are working on. We plan the job in sections around your occupancy so rooms stay open.

Churches & Institutions

Steep roofs, tall walls, and services and events that still have to happen. We schedule around your calendar and work with your building committee.

Apartments, Retail & Office

From mill-city multi-families in Manchester and Nashua to storefronts and office buildings: leak repairs that keep tenants dry and open, with documentation for your records.

Municipal & Community Buildings

Town buildings and community halls where the roof has to last and the spending has to be explained. We put the condition and the options in writing.

Ask About a Coating Before You Budget for a Tear-Off

When a commercial roof leaks, full replacement is the most expensive fix there is, and it is not always the one you need. If the deck (the structural surface the roof sits on) and the insulation are still dry and solid, an elastomeric coating can add roughly 10 to 15 years for far less money.

A coating can go over metal, single-ply membranes and modified bitumen. Nobody has to move out, nothing gets hauled to a dumpster, and a light-colored finish reflects heat off the building in summer. If you are working inside a capital budget, that can decide whether the roof gets dealt with this year or put off until it fails.

Sometimes it is the wrong answer. Wet insulation or a rotted deck means the roof has to come off, and if that is what we find, that is what we will tell you. The free inspection settles the question. Our metal roof coating page explains the process step by step.

Roof Types We Service

Not sure what is on your building? Here are the systems you'll commonly find on commercial roofs in southern New Hampshire, in plain terms.

EPDM Rubber

The black rubber sheet on a great many flat roofs around here, and one we install ourselves. The rubber usually outlasts its seams and edges, so a leaking EPDM roof is often a repair, not a replacement.

TPO Single-Ply

A white, heat-welded sheet found on many newer low-slope buildings. Typical work: failed seams, flashing around rooftop units and pipes, and punctures.

Modified Bitumen

An asphalt-based roll roofing, torched down or self-adhered, common on older low-slope roofs. We patch it, re-lap open seams and deal with blisters and standing water.

Built-Up Roofing (BUR)

The old tar-and-gravel roof. With drains kept clear and problem areas repaired, many keep working long after anyone expected them to.

Metal Standing Seam

Long-lived, though screws can back out and sealant dries up over time. A sound metal roof that has started to rust is often a candidate for coating instead of tear-off.

PVC Membrane

A single-ply sheet that stands up to grease and chemicals, which is why you see it over restaurant kitchens. Seams and details are the usual repair points.

Spray Foam (SPF)

Sprayed insulation with a protective topcoat over it. The foam lasts as long as that topcoat does, so recoating on time is the whole game.

Asphalt Shingle (Multi-Unit)

Pitched roofs on condo complexes, apartment buildings and churches. We re-roof building by building so residents and parking are disrupted as little as possible.

Commercial Roofing FAQ

What does a commercial roof maintenance plan cost?

There is no single number, because it depends on the size of the roof, what it is made of, and how many drains, vents and rooftop units it has. We inspect the building at no charge and give you a written quote, so you have a figure to budget against before you commit to anything.

Could a coating save us from replacing the roof?

Quite often, and it is usually the least expensive route. An elastomeric (rubber-like) coating over a metal or single-ply roof that is still structurally sound can add roughly 10 to 15 years, and the building stays open while the work is done. It only works when the deck and insulation underneath are dry and solid. The inspection tells us that.

Can you work around our hours?

Yes. Commercial jobs get planned around the people in the building: guests, tenants, customers, a congregation. We work out the phasing with you before we quote, so the schedule is part of what you agree to.

Are you insured, and can we get a certificate?

Yes, Roof Pros Plus is insured, and we can provide a certificate of insurance on request. If your project has specific requirements, such as additional-insured wording or bonding, raise it at the estimate so it is dealt with before work is scheduled.

What happens if a roof on our maintenance plan starts leaking?

Call us. Maintenance clients go to the front of our schedule, and our first job is a temporary dry-in, meaning a tarp or patch that stops the water as soon as the roof is safe to work on. The permanent repair follows once the roof is dry and we can see what failed.

Let's Take a Look at Your Roof

No two buildings are alike. We'll inspect the roof, ask about its history, and put together a written plan and quote that fits how your property runs.
